The energy performance certificate

How much energy does a building use?

Unlike for cars or household equipment, buyers or tenants of properties only know a little about their energy requirements. Here heating costs in private households represent the greatest share of operating costs. The new version of the energy saving regulations (EnEV) valid from 1st January 2008 therefore also provides for the introduction of the Energy Performance Certificate: in future this is intended to provide householders, buyers and tenants with easily understood and reliable information about the energy efficiency of the building.

In addition to this the Energy Performance Certificate shows how the energy rating of a building can be improved, because only sensible energy measures and optimally matched modernisation can provide relative independence from continually rising energy prices, ensure living comfort and increase the value of a property.




General provisions of the Energy Performance Certificate.
From 2008 an Energy Performance Certificate must be produced for the construction, sale or new rental of a building and will be introduced by stages for the different building types. Depending on the number of residential units a distinction will be made between requirements-oriented and consumption-oriented certificates. Even public buildings with above 1000 square metres of usable area and active public access also require a suitable certificate. Important to know:
  • A requirements oriented certificate costs between 100 Euro and 300 Euro depending on the size of the house. The consumption oriented certificate is distinctly cheaper.
  • The certificates can only be made out by qualified experts.
  • Energy advice can be subsidised by the Government. Enquire about the valid assistance requirements.
