What was once normal in old houses - draughts through the cracks - is no longer the case in modern buildings: due to the use of better sealing materials and the insulation of facades and roofs there is no uncontrolled exchange of air between the interior and exterior. This reduces heat losses and energy costs.
With inadequate ventilation however the high level of sealing of a building can also lead to impairment the quality of living and life and undoubtedly to damage to the building structure. Every day several litres of moisture get into the room air due to activities such as cooking and showering but also quite simply due to people breathing. If this is not consistently taken outside, moulds will find an ideal culture medium. A lot of thought should be given to adequate ventilation and extraction - whether through regular opening of the windows or with the aid of modern ventilation technology.



The landlord is liable for moisture damage.
Lack of ventilation can be expensive for the owner of a property because when he rents out a building he bears the sole risk. This is confirmed by an actual judgment by the Aurich District Court: The obligation to open all windows several times a day for ventilation is not reasonable for the tenant and fails through practical feasibility. The landlord - e.g. by the installation of domestic ventilation equipment - has to ensure the facility for ventilation on demand.
